| Project: | structural steel frame, fuel fired heating system, construction of a new long term care home including the demolition of the existing facility. The new Fairview Lodge Long Term Care Facility will be a three-storey, non combustible structure with a total gross floor area of approx 175,000 sq ft. The gross floor area includes all resident home area spaces, community spaces, facility service spaces and mechanical and electrical spaces. The new Build will be comprised of 7 Resident Home Areas and has been designed in accordance with the MOHLTC Design Guidelines. The new Home will be built to LEED standards as mandated by MOH. LEED Silver is targeted as well as requirements of ASHRAE 189.1 are incorporated into the design. The overall site will be redeveloped to include internal roadway, visitor and staff parking, new site services for water, sanitary, storm, landscaping, mechanical and electrical systems. The existing Fairview Lodge will have a temporary principle entry and temporary parking on the north side of site, but otherwise remain unchanged, intact and fully operational while the new 198 bed Home is constructed on the south side of site. The work can be summarized in four stages as follows: 1- Temporary parking and relocated entry. 2- New build of 198-beds LTC and site redevelopment. 3- Demolition of the existing building. 4- Landscaping and site restoration. The structural system consists of structural steel frame, metal deck floors with concrete topping for 1st, 2nd, 3rd floors. Penthouse with floating floor, and roof will be steel deck on open web steel joist/beams. Exterior envelope will be masonry veneer with concrete block backup. Gas boilers combined with heat recovery will be used for heating and domestic water requirements. The project consists of the construction of a new approx 4,436 m2 (47,731 sq ft) gross floor area, 16,254 m2 (174,958 sq ft) building area, 3-storey Long-Term Care facility with partial basement (identified as Ground Floor) and rooftop mechanical penthouse. |
